About us
We sell land we can stand on.
Dwarkesh Properties is a small dealing firm in Udaipur working the Aravalli belts around the city — agricultural holdings, farmhouse plots, converted land and hospitality sites. We are the people who walk the boundary with you.

A dealer, not a portal
Dwarkesh Properties began the way most land dealing in Udaipur begins: one man who knew a handful of villages well enough that people started asking him what a bigha was worth there.
What changed was who came asking. Buyers stopped being neighbours and started being families in Mumbai, in Dubai, in New Jersey — people who could not drive out on a Tuesday to look at a boundary stone, and who had no way to tell a clean title from a complicated one.
So the work became less about knowing land and more about being able to prove what we know. Walked plots. Papers pulled at the tehsil before a price is ever discussed. A file you can hand to your own lawyer without apologising for it.
- 2009
The first belt
Started in the villages off the Kodiyat road, dealing agricultural khatedari land for local buyers.
- 2014
Farmhouse buyers arrive
Udaipur families begin buying second-home land outside the city. Conversion status becomes the question every buyer asks first.
- 2018
The Fairmont corridor
Hotel development lifts the western belt. We move from single plots to advising on assembled holdings.
- 2022
Buyers we never meet in person
NRI enquiries outgrow local ones. Video walkthroughs, verified paperwork and a named contact become standard on every file.
- 2025
Six belts on the books
Coverage settles into the belts we can genuinely service — the ones we can reach, re-visit and vouch for.
Four things we will not bend
- Walked01 / 4
We have stood on it
Nothing reaches this site from a photograph and a phone call. If we list it, someone from this office has walked the boundary and driven the approach road.
- Papers02 / 4
Checked before it is offered
Jamabandi, khasra, mutation chain and conversion status are pulled at the tehsil first. Land that does not survive that check never becomes a listing.
- Price03 / 4
Quoted to you, not published
Asking prices are shared on request, once we understand the requirement. Land pricing in these belts moves with access, water and paperwork — a public number would be wrong for most buyers reading it.
- Location04 / 4
Approximate in public, exact with you
Maps on this site show an approximate area, never the surveyed boundary. Owners have asked us not to publish it, and we would rather show you the corner stones in person anyway.
Two of those four are why there is no price and no boundary on this site. Ask us and you get both.
